SELLING: At Salamander Conveyancing all required certificates and searches are ordered as soon as instructions are received so that a Contract can be prepared and the property marketed for you as quickly as possible. Once a buyer is obtained, we liaise with the buyer's Conveyancer/Solicitor to arrange for contracts to be exchanged and then we can prepare for settlement. The period between exchange of Contracts and settlement generally ranges between 4 to 6 weeks or as agreed between yourself and the purchaser.  We will also communicate with your Bank if there is a mortgage over the property. We ensure all of your legal obligations are met and ensure your rights are protected.

BUYING: Once you have found the property you wish to purchase you need to let the Real Estate Agent (or Vendor) know that we will be representing you. They will then arrange for a Contract to be sent to us as soon as possible. We will contact you once we receive the Contract and make an appointment to meet with you. Alternatively, we can arrange for advice to be given via email or phone if you are unable to come into the office. At this point any required pest, building, strata or survey reports should be arranged, where required. Any amendments to the Contract will also be negotiated prior to you signing the Contract and paying the agreed deposit. We will also liaise with your Bank (if applicable) and ensure any required finance is in place prior to exchanging contracts on your behalf. Following an exchange of Contracts we carry out all relevant searches of government authorities. This is also when stamp duty is payable on your Contract. FIRST HOME BUYERS ASSISTANCE: From 1 July 2023, a full exemption from transfer duty will be available if you are buying a new or existing home valued up to $800,000, while homes valued over $800,000 and less than $1,000,000 may qualify for a concessional rate.

If you are purchasing vacant land on which you intend to build a home, you may receive an exemption for land valued up to $350,000 and a concessional rate for land valued over $350,000 and less than $450,000.

SWIMMING POOL COMPLIANCE: As from 29 April 2016 new laws apply to the sale and lease of properties in NSW with a swimming pool. If a property is being sold with a pool, the Contract must now have attached either: a Certificate of Compliance OR a Certificate of Non-compliance.
